How to use this hub
- Start with the decision, not the keyword.
- Open the page that matches your exact income, financing or ownership question.
- Use the worked assumptions and source notes before entering your own figures.
- Move to KiraMalaysia.com only when you need a personalised calculation.
This hub is designed to be useful on its own. It is not a directory whose only purpose is to push visitors into a calculator.
Decision depth and comparison discipline
Property comparisons need a common cost base. For new-launch versus subsale decisions, compare completion timing, renovation, defects, financing timing and the amount of the neighbourhood that is already observable. For rental-yield decisions, compare the same expense categories and distinguish gross from net return.
A property comparison fails when one option uses an asking price while the other uses a completed transaction, or when one yield deducts maintenance and the other does not. The page should force equivalent assumptions before any conclusion is drawn.
Where live transaction or rental evidence matters, use current NAPIC/JPPH data and the actual property documents. Promotional discounts, developer incentives and listing rents should not be treated as permanent market facts.
